  • Timeline & budget management – regular updates, cost tracking, and transparent reporting throughout the project.

  • Quality control & site checks – periodic visits (where applicable) or virtual updates to confirm work aligns with the approved design.

  • Final handover – we oversee completion, styling touch-ups, and final snagging so you can move in with confidence.

Pricing

Management Fee:

  • 20% of total labour and material costs (excluding design fees)

  • All trade discounts and supplier savings are passed directly to you, ensuring full transparency and best value.

  • Minimum fee: £2,000 per project

Example Guide
  • Light renovation (kitchen/bathroom) – typically £12,000–£20,000 project cost → PM fee £2,400–£4,000

  • Full flat renovation – £50,000 project cost → PM fee £10,000

  • Large house renovation – £100,000+ project cost → PM fee £20,000+

What we need from you 
  • Approved design pack or architectural drawings

  • Agreed contractor(s) or willingness to use recommended trades

  • Budget breakdown and timeline goals

  • Key contacts for suppliers or consultants (if applicable)

  • Access arrangements for site and deliveries

What you’ll receive after
  • Detailed project schedule and task breakdown

  • Regular progress reports (weekly or fortnightly)

  • Transparent cost and budget updates

  • Liaison with all trades and suppliers

  • Site supervision (virtual or in-person as agreed)

  • Final completion report and styling assistance

Payment, scheduling & cancellations
  • Initial Deposit (20%): Payable upon signing of the Management Agreement to secure scheduling and commence project preparation.

  • Stage 1 Payment (25%): Due once on-site works commence (Week 1).

  • Stage 2 Payment (25%): Due at the mid-point of the project or upon completion of agreed structural or installation milestones.

  • Stage 3 Payment (25%): Due upon practical completion and client walk-through.

  • Retention / Snagging Fee (5%): Payable within 7 days of completion of all snagging works.

All fees are invoiced separately from design services and procurement. Work begins once the initial deposit is received and site start date confirmed.

Cancellations:
Deposits are non-refundable once project coordination begins, but can be credited toward a future project or alternative management phase.

What’s not included
  • Structural design or engineering services

  • Building warrants or planning applications

  • Contractor selection or tender documentation (available separately)

  • Procurement of materials or furniture (available via Procurement add-on)

  • Daily on-site presence (unless arranged under extended management agreement)

We oversee every stage of the process: coordinating trades, monitoring timelines, and ensuring the design is delivered to the highest standard.

Whether it’s a single-room refurbishment, a full home renovation, or a commercial project, we act as your point of contact from start to finish. We liaise with builders, joiners, decorators, and suppliers to keep your project on schedule, within budget, and aligned with the original design intent.

You’ll receive regular updates, transparent cost tracking, and clear communication at every step. From sourcing and procurement to final styling, every moving part is managed on your behalf.
