HAWTHORNBANK

Tucked away in Edinburgh’s picturesque Dean Village, the home on Hawthornbank Lane carried all the hallmarks of its age: rich character, textured stonework, and timeworn charm. Beneath the surface, its true character was waiting to be revealed.

The clients came to us with a clear vision: to restore the property’s character while crafting a space that felt modern, warm, and durable. A home ready for long-term rental without compromising on design integrity.

To bring it to life, Braw House collaborated with a trusted team of designers and craftsmen, guiding the entire process from concept to completion with a shared commitment to quality and craft.

VISION

From the outset, the vision was clear: to honour the home’s historic character while introducing a sense of modern ease and functionality.

Guided by a shared creative direction, we worked closely with a select team of designers and builders to shape every stage of the process. From the first concept sketches to the final material selections. Together, we drew inspiration from Edinburgh’s soft light and muted stone tones, building a natural palette that feels calm, enduring, and unmistakably of its place.

The result is a seamless blend of design and craftsmanship, where every element speaks quietly to the home’s original spirit while offering a refined, contemporary way of living.

DEMOLITION

The renovation began with a full strip-out removing layers of old finishes to expose the home’s original structure. What emerged was a story written in stone and timber.

As the build progressed, we worked closely with the builders to preserve the property’s defining features while strengthening its structure for contemporary living. Each stage required balance, respecting the old while introducing the new.

CONCEPT

The material palette became central to the story.
Warm solid oak flooring anchors the space, while hand-cast concrete elements bring a sculptural modernity that contrasts beautifully against the stone walls.


Soft neutral walls reflect natural light throughout the home, and subtle black detailing lends a grounded, modern edge.

Every decision was intentional, every junction considered.
The result is a space that feels both durable and calm, combining practicality for tenants with an understated elegance that will age gracefully.

3D VISUALISATION

With the concept direction established, the next stage was to bring the design to life through 3D visualisation.

At Braw House, this stage is where ideas evolve from sketches and samples into something tangible, where clients can finally see the atmosphere we’re building. The visuals for Hawthornbank Lane captured not only the proposed materials and layout, but the feeling of the finished space: warm oak underfoot, soft natural light brushing against stone, and a quiet palette that balanced texture with calm.

These renders became a shared reference point for everyone involved, aligning everyone on design detail before work began. It allowed us to test tone, proportion, and contrast long before materials were ordered, ensuring that what was built on-site faithfully reflected the original vision.

FINAL OUTCOME

As construction drew to a close, the digital vision stepped seamlessly into reality. The home now stands as a measured balance of heritage and modernity: solid oak flooring and exposed stone walls grounding the space, hand-crafted concrete counters adding sculptural weight, and neutral walls diffusing the natural light that floods through each room.

What once felt aged and tired now feels effortless. A place of calm strength and quiet sophistication. The result is not simply a renovation, but a rebirth. Proof that when vision, skill, and intention align, a building’s story can begin again.

Over the course of nine months, the property moved from concept through demolition, design development, and completion. A full transformation shaped by collaboration and clarity.
